The administrator in charge at Luton believes relocation to a new stadium is the only option if the Hatters are to have a long-term future.Kevin Blackwell's side face Nottingham Forest on Tuesday in an FA Cup second round clash which will provide the winners with a home tie against Premier League giants Liverpool.
That clash would generate an estimated £250,000 in television revenue and could allow Luton's players to receive their full salary for the first time in six weeks.
But with the club losing around £500,000 a month administrator Brendan Guilfoyle believes leaving the dilapidated Kenilworth Road stadium provides the only feasible survival route.
He said: "The current losses are £500,000 a month and the club are playing in a ground that is not fit for purpose.
"The club needs to relocate. I have seen a very impressive presentation for a new stadium near junction 12 of the M1 and they hope to put in for planning permission in the new year - but that proposal does not have the support of the fans.
"We've got to find someone with a lot of money who is prepared to buy the club first of all and then fund these continued losses until they can move to a new stadium.
"Clearly the income streams that arise from football alone are not sufficient so the extra revenue from commercial and conference activities at a new stadium are vital.
"But it will be at least three years until that can happen. Some figures I have seen suggest it will cost the club £10-12million just to survive until that point, and that's before you even build the stadium."
